201 Bishopsgate and The Broadgate Tower have sustainability at the heart of their design. Since September 2007, British Land and Broadgate Estates have been working with the future occupiers of these buildings to reduce resource use and minimise carbon emissions.

 

The Environmental Steering Group comprises British Land, Broadgate Estates, Henderson Global Investors, Landesbank Baden-Württemberg, Mayer Brown International LLP and Reed Smith LLP. The group meets every two months to discuss sustainability issues related to the fit-out and management of 201 Bishopsgate and The Broadgate Tower.

Thanks to a coordinated approach to waste management, over 90% of fit-out waste has been recycled so far. The members have also agreed to a building-wide Waste Management Plan which builds on the experiences of the Broadgate Environmental Working Group to increase recycling and reduce waste to landfill.

Post-occupation, members of the Environmental Steering Group envisage sharing energy use data to benchmark performance. They will have control of their own energy use as the buildings have been fitted with local lighting zones and electricity sub-metering. A number of energy efficient features have also been included in the building design. The external glazing has low-emission glass, coated with invisible metal oxide, helping to block solar gain and trap cool air inside the buildings, reducing the need for air-conditioning. Low-energy lighting activated by human movement and heat harvesting ventilation systems will also reduce energy use. Electricity can be harvested from the energy-efficient lifts in The Broadgate Tower during downward journeys.

“In adopting a low-emissivity cladding system we incurred an initial premium of around 15% compared to standard glazing types. However, this initial outlay will continue to yield energy savings of around 30% a year for the life of the building.”

A Green Travel Plan has been developed for 201 Bishopsgate and The Broadgate Tower to encourage sustainable commuting. This is supported by convenient public transport links, such as Liverpool Street Station, combined with 443 on-site bicycle spaces, and improvements to pedestrian routes.
