Service charge savings at Broadgate

Occupiers at Broadgate are benefiting from lower energy rates at a time when prices are rising for many businesses elsewhere.
These savings have been made possible by our in-house energy management company who carried out contract negotiations on behalf of Broadgate Estates. They also agreed fixed electricity prices for the next two years.
“From January 2010, occupiers at Broadgate will benefit from lower rates for security services. We achieved this by tendering contracts for the estate and seven buildings as a single package, an approach which will now be considered on all tenders. We also achieved savings on service provider labour costs, following a time, motion and skill study which led to a reallocation of personnel.”

The costs and benefits of reverse osmosis have been considered for all buildings at Broadgate. This water-treatment process pushes cooling-tower water through a semi-permeable membrane to remove contaminants, reducing mains water use and cutting water bills. Installation is already complete in 6 Broadgate, with further buildings due to have the system installed during 2010.
“Our events team is exploring innovative ways to generate additional income that could help to reduce overall service charge costs. These include sourcing revenue from way-finding screens, short-term rental of empty kiosks and providing a film production agency with use of selected areas of the estate and buildings for filming.”
